Maintenance & Finishes

A drywall repair either disappears or announces itself forever

There is no middle result. We do the kind that disappears — feathered wide, textured to match, and invisible under the raking afternoon light that exposes everything.
Drywall Repair in the greater Phoenix metro area

Drywall repair looks like the simplest trade in construction and is one of the least forgiving. The material is cheap, the tools are basic, and the standard is absolute: either you cannot find the patch, or it is the only thing anyone sees in that room for the rest of the time they own the house.

The tell is almost never the patch itself. It is the halo around it — a compound field that was feathered eight inches when it needed twenty-four, so a faint rectangle emerges whenever late sun rakes across the wall at a low angle.

The second tell is texture. Valley homes are covered in knockdown, orange peel, skip trowel and a dozen regional variations, applied at pressures and consistencies that varied by whoever was holding the hopper that day. Matching it is a genuine skill, and it is the difference between a repair and a permanent blemish.

It is a modest scope. It is also the scope where cutting corners is most visible, which is a reasonable way to judge any contractor before you hire them for something larger.

Our standards

  • Cause identified and reported before cosmetic repair
  • Compound feathered well beyond the damaged area
  • Texture test samples matched against your wall before application
  • Every repair spot-primed before topcoat
  • Full containment and cleanup — drywall dust travels farther than anyone expects
  • Repairs inspected in raking light before we call them done

What it costs

Small patch work generally runs $250 to $600 for a service call covering several repairs, which is why it is worth saving them up rather than calling for each one. Ceiling replacement after water damage typically falls between $800 and $3,500 depending on area and access. Popcorn ceiling removal in an occupied home is priced by room, with containment included rather than added.

How we do it

The parts that decide whether this goes well

Not a feature list. The four things that separate a job you forget about from a job you talk about for years — for the wrong reasons.
  1. 01

Find the cause before repairing the symptom

A ceiling stain is information. A crack that keeps returning is information. We determine whether the cause is a roof penetration, a supply line, a settling truss or ordinary seasonal movement, because patching over an active leak simply buys a second repair at full price.

  2. 02

    Feathered wide enough to vanish

Compound built in progressive coats over a field several times the size of the actual damage, sanded to a true flat plane. This is the step that separates professional repair from the patch you can find from across the room. It takes longer, uses more material, and it is the entire point.

  3. 03

Texture matched by hand, tested off the wall first

Knockdown, orange peel, skip trowel, smooth level five. We spray and knock down test samples on scrap board and hold them against your existing wall until the pattern, density and profile genuinely match — not approximately match.

  4. 04

Primed and painted so the repair does not flash

Fresh compound absorbs paint differently than the aged wall around it. Without spot-priming, a perfectly executed patch reappears as a dull shape the moment the topcoat dries. We prime every repair, and we can carry paint to the nearest natural break so there is no sheen line.

The self-perform difference

Patch-back is the scope everyone abandons

Plumbers cut walls. Electricians cut ceilings. Almost none of them close them properly, and a startling number leave the hole entirely, because closing it is somebody else’s trade. The homeowner then hires a drywall company, then a painter, and pays two mobilization fees to finish somebody else’s job. When one company holds every trade, the wall gets opened and closed within the same visit, textured and painted, and the repair never becomes a separate project you have to remember to schedule.

Questions

Drywall Repair questions we get asked

Straight answers, including the ones that cost us work.
  • On a wall we intend for it to be, and we check it in raking light before calling it finished. On smooth or level-five ceilings, and on heavily aged texture, an honest contractor tells you that a perfect match is difficult and painting the full plane to a natural break is sometimes the only way to guarantee it. We will tell you that up front, not after.

Send a photograph and we will price it. Plenty of the whole-home remodels we build began as one cracked ceiling and a homeowner deciding whether we were worth trusting with something bigger.
