Construction & remodeling in Sun City

America’s original active-adult community, now sixty years old. The houses are small, well-built, and almost all of them need the same handful of things.

About building in Sun City

Sun City began in 1960, and its original housing reflects exactly that. Modest square footage, solid block construction, carports rather than garages, and bathrooms designed around a standard tub in an era when nobody was thinking about walkers or wheelchairs.

The result is one of the most consistent remodeling markets in the country. The same conversions come up again and again: tub to walk-in shower, original galvanized supply lines to modern piping, panel capacity brought up to current load, flooring transitions leveled out to eliminate trip hazards.

Because we have done these conversions repeatedly on essentially the same floor plans, we can price them accurately and finish them quickly — which matters when the client is living in the house and the house has one bathroom.

One more thing deserves saying plainly. This community is targeted relentlessly by high-pressure sales operations and by contractors who take deposits and disappear. We quote in writing, we never use urgency tactics, and we do not ask for large sums before work is performed. Verify us with the Registrar of Contractors before you sign anything. Verify everyone.

Permits in Sun City

Most of original Sun City is unincorporated, so permits and inspections go through Maricopa County rather than a city, and the age-restricted communities add their own architectural approval for exterior changes. We confirm which authorities apply to your address and handle all of them.

What Sun City calls us for

The work this community actually needs

Not a generic service list. These are the projects that come up here again and again, for reasons rooted in when and how the place was built.
  1. 01

    Tub-to-walk-in-shower conversions

The single most requested project in this community. Curbless or low-threshold entry, correct slope and waterproofing, grab bar blocking, slip-resistant floor, and a finished room that looks residential rather than clinical.

  2. 02

    Original systems replacement

Galvanized supply line replacement, electrical panel and circuit upgrades, and correcting decades of accumulated small modifications performed without permits.

  3. 03

Kitchen updates in original floor plans

Small kitchens made genuinely more usable — better storage, better light, accessible heights, and layouts that work for someone cooking while seated if needed.

  4. 04

    Work managed for out-of-state owners

Full photographic progress documentation and remote approvals, so seasonal residents and adult children handling a parent’s home can follow every stage without being here.
