About building in Avondale

Avondale contains two distinct markets that share a name.

The historic core along Western Avenue and the older neighborhoods around it hold mid-century and earlier construction — smaller homes, original systems, and a great deal of owner-performed improvement accumulated over decades. Nothing about this work is guesswork-friendly.

North and west of there, the subdivisions built from the mid-1990s onward are conventional, predictable, and increasingly investor-owned. That has made Avondale one of the more active rental and turn markets in the West Valley.
