Construction & remodeling in Glendale

Historic bungalows near Catlin Court, mid-century blocks through the center, and master-planned Arrowhead to the north. Three markets, one city.

A Catlin Court bungalow: deep shaded porch, real wood trim, pre-war proportions, a low picket or block wall. Soft overcast or open-shade light so the woodwork reads. Alternatively a mid-century block rental.

About building in Glendale

Glendale is one of the more architecturally honest cities in the Valley, because it never rebuilt itself. The layers are all still there.

Around Catlin Court and the historic downtown there is genuine pre-war construction — bungalows with real wood, real proportions, and real plumbing from before anyone considered a second bathroom essential. This work demands restoration instincts and patience.

Through the central and southern portions of the city, the stock is largely 1950s through 1980s, and it forms a deep, active rental market. Here the priorities are speed, durability and documentation rather than design ambition.

North of Bell, Arrowhead and its neighbors are 1990s and 2000s master-planned housing with HOAs and a remodeling cycle that has recently begun in earnest.

Permits in Glendale

Glendale handles permits and inspections through its Development Services department, with additional review in the historic districts. Work on a historic property should always start with a conversation about what is allowed, because the answer materially changes the design.

What Glendale calls us for

The work this community actually needs

Not a generic service list. These are the projects that come up here again and again, for reasons rooted in when and how the place was built.
  1. 01

Rental turns and small multifamily maintenance

Central and south Glendale hold substantial rental inventory. Priced from photographs, turned in one visit, and documented for owner reporting or deposit support.

  2. 02

    Historic-district repair and restoration

Plaster and drywall repair, wood window and trim restoration, and careful updates that leave a bungalow still recognizably itself.

  3. 03

Commercial work near Westgate and the sports district

Retail, restaurant and service build-outs in an area with genuine event-driven traffic, phased so you are never closed on a game day.

  4. 04

    Exterior recoating and stucco repair

West Valley sun exposure is unforgiving. Stucco crack repair and elastomeric coating systems specified to hold for years rather than seasons.
